The building is conceived as sales / marketing and presentation on the ground floor with a two floor expressed structural matrix above into which are slotted uniform coloured boxes colour coded to the apartments in the sales brochures. These boxes are constant and refitted internally as each type is sold out. These boxes are dramatically expressed externally by the frameless glass cladding which also allows unhindered views out from the apartment interiors that gives as realistic an impression as possible. the top floor is treated as a pavilion with meeting and sales / function rooms.

When its residential sales function ends the building will be stripped of the display boxes, fitted with an inner glass wall to form a ventilated double façade and will begin a new life as an office block with the flexibility to be a single or multiple tenancy in various formats.
