The vision for the area is to create a sustainable and largely self sufficient, new residential community with public transport connections to Drogheda town, railway station and areas beyond.
This framework plan concentrates on an area of land extending to approximately 135 hectares (c.333 acres) located approximately 2.5km south east of Drogheda town centre, and to the south of the River Boyne. The plan proposes the development of the land in three phases over a 15 year period. The 135ha area is in the ownership of 3 landowners who are acting together to ensure a comprehensive and phased release of the lands over the stated 15 year period. The proposals for the plan lands also take account of the inter relationship between the plan lands and adjacent towns
The framework plan lands are bordered to the north by Marsh Road and lands fronting that road, to the east by Mill Road, which is characterised by one-off dwellings, to the south, by colpe road and by agricultural lands, and to the west by the Belfast - Dublin railway line and residential housing beyond.
