"For our first waterfront regeneration development we wanted to create a place with a real heart on the South Bank - a place that lives and breathes 24 hours a day, 365 days a year. Douglas Wallace has achieved this with passion and imagination."
Gerry Barrett, Edward Holdings

Developed by Edward Holdings and designed by Douglas Wallace Scotch Hall is a landmark 200-million Euro mixed-use development on the Banks of the Boyne in Drogheda, 25 miles north of Dublin Airport. This revolutionary redevelopment of the Drogheda Docklands capitalises on the unparalleled location on the banks of the River Boyne whilst invigorating the retail experience of Drogheda town. The development houses flagship retailers who have until now been absent from Drogheda's retail landscape.

Douglas Wallace's work on the Scotch Hall project involved the entire multi-disciplinary skills of the practice, including Architecture, urban design, interior design for the mall and hotel and branding as well as designing the interiors of 8 units within the fashion mall for individual retailers.

The design team has made the most of Scotch Hall's waterfront location. A modern and contemporary landmark in the form of an elegant new pedestrian bridge over the River Boyne now links 'the old' with 'the new' shopping heart of Drogheda. The focus of the bridge is a large wishbone painted steel arch, sweeping elegantly from one side of the river to the other.

With 18,000 sq m of retail space, a 100 bedroom four-star hotel, 3,000 sq m of office space and 80 apartments, Scotch Hall is seen as the catalyst for the start of a major regeneration of the south side of Drogheda. Features such as riverside bars, restaurants, boardwalks and a specially designed pedestrian bridge has made Scotch Hall an extremely attractive destination for retailers and shoppers alike.

Our design for Scotch Hall has introduced a north/south permeability to the site. The scheme now connects the Marsh Road and Dublin Road to the riverbanks by means of pedestrian walkways and the specially designed pedestrian bridge. The development has been created on a redundant brownfield industrial site and incorporates several listed 19th century warehouse buildings. The medieval town wall and upstanding medieval remains of a warehouse building have been retained, and the line of Graves Lane, a medieval street, has been followed in the new development.

The need to create public spaces was vital to the overall design of Scotch Hall. The local planning authority had a desire for the creation of a 24-hour living environment. As a result Douglas Wallace focused on conceiving a riverfront walkway that boasts restaurants, bars and a luxury four-star hotel.
